Inventory Reports

An inventory report is a detailed document that records the condition and contents of a rental property at a specific point in time. As an independent inventory clerk, I conduct a thorough inspection, meticulously itemising fixtures, fittings, furnishings (if applicable), and overall property condition. Each report includes clear narrative descriptions and high-quality digital photographs, providing a precise and impartial record for both landlords and tenants. As part of my inspection, I also obtain gas and electricity meter readings and check that working smoke and carbon monoxide alarms are in place, ensuring compliance with safety regulations. This unbiased documentation helps to prevent disputes and promotes transparency throughout the tenancy process

Check-In

I can arrange to meet your tenant at the rental property, either on or before the start of their tenancy. During this appointment, I will go through the inventory report with them, ensuring clarity and accuracy, before obtaining their signature. Where possible, I will also take meter readings and confirm them with your tenant. Additionally, if required, I can list and hand over the property’s keys, providing a seamless start to their tenancy

Interim Reports

Keeping a rental property running smoothly benefits both landlords and tenants, and clear communication is key to ensuring any issues are addressed promptly and fairly. My interim reports service provides a valuable checkpoint once a tenancy is underway, offering a structured way to assess the property at intervals that suit your needs.

During an interim inspection, I carefully document any changes to the condition of the property’s fixtures and fittings. This helps landlords stay informed about potential maintenance concerns, such as a leaking washing machine, as well as signs of possible damage or misuse of furnishings and carpets.

Interim reports serve both landlords and tenants by identifying potential liabilities early, allowing issues to be resolved before they escalate into costly problems. By addressing concerns proactively, both parties can work together to maintain the property’s condition and prevent disputes down the line

Check-Out

At the end of a tenancy, I carry out a thorough inspection of the rental property, whether the tenant is present or not. I carefully compare its current condition with the original inventory report from the start of the tenancy, noting any differences.

The check-out report provides a detailed assessment of the property's overall condition and cleanliness. It highlights any items that are damaged, broken, or missing, ensuring landlords and tenants have a clear and impartial record.

Where possible, I also take meter readings and, if the tenant is present, I can facilitate the return of the property’s keys on behalf of the landlord or agent. The completed check-out report is then sent electronically in PDF format within 48 hours, offering a prompt and reliable conclusion to the tenancy process
